Peter Sceats & Associates is probably most well known for conceiving the API coal indices upon which all Atlantic Basin coal mines and EU coal power stations are benchmarked, but PS&A was benchmarking UK agricultural contracts long before the APIs were launched and has been benchmarking forward real estate value since 2005.

From 2005 thru 2010 the real estate curves were published daily under the Tradition Property brand, since Peter Sceats & Associates bought out Tradition Property business in 2010, both residential and commercial property curves have been published monthly by subscription, with a free of charge annual update now available.

UK RESIDENTIAL PROPERTY  

PS&A Future House Price Indices (FHPI)
The Peter Sceats & Associates Future HPI is published every month by consultancy Peter Sceats & Associates and follows on from the discontinued Tradition Property Future HPI. These indices are "capital value only" i.e. no rental component.

The index provides an estimate of the future value of an average UK house. It uses derivative estimates from the Over-The-Counter (OTC) residential property market with Lloyds Bank PLC's Non Seasonally Adjusted Halifax House Price Index as its basis.

The Peter Sceats & Associates Future HPIs are not a guarantee of future property returns, rather they illustrate dynamic forward prices which are subject to change. The indices are an economic reference tool representing the changing forward value of UK housing. The OTC market in UK house price derivatives is accessible thru suitably authorised banks and institutions via introduction from Peter Sceats & Associates.

UK COMMERCIAL PROPERTY  

PS&A Future Commercial Property Indices (FCPI)
The PS&A Future Commercial Property Indices are published every month by consultancy Peter Sceats & Associates and follows on from the discontinued Tradition Property daily forward curve report. The indices provide an estimate of the future value of a standardised All Property portfolio using IPD weightings. The indices are “Total Return” basis i.e. capital component and rental income.

The PS&A Future Commercial Property Indices are based on a monthly survey of forward value estimates quoted Over-The-Counter (OTC) by commercial property market participants and using IPD All Property Index as its basis.

The PS&A Future Commercial Property Indices have been published monthly by subscription, with a free of charge annual update now available at www.petersceats.net.
